Abstract:
Rural development policies influence agricultural activity. For this reason, the theme of landscape in the rural development programming has become increasingly important: both the 2000-2006 and 2007-2013 Rural Development Programs include measures that have some influences on the landscape. In particular, the agri-environmental measures encourage the agricultural activities with lower environmental impact. Agricultural policies for the conservation of the rural landscape are born from the need to protect certain characteristics of the territory. Assuming a willingness of consumers to pay a surplus to enjoy a quality landscape, the paper has investigated the effect of agrienvironmental measures dedicated to the landscape on real estate values. The present work has verified the existence of a link between the measures F and 214, respectively of RDP 2000-2006 and 2007-2013, and house prices through the model of propensity score matching in Lombardy. The results show that, especially by the municipalities falling in the "Poli Urbani" area, there is a link between house prices and adherence to agri-environmental measures dedicated to the landscape.
